Chalking and fading tiles

Concrete and terracotta tiles naturally chalk and fade with UV exposure over time, similar to exterior walls. From the ground, this shows up as a roof that's gone noticeably lighter, patchier or duller compared to when it was new, or compared to a neighbouring roof of a similar age that's been better maintained.
Moss, lichen and organic growth
Shaded sections of roof, particularly under overhanging trees, are prone to moss and lichen growth. Beyond looking untidy, organic growth holds moisture against the tile or sheet surface for longer, which accelerates the exact deterioration a coating is meant to prevent. Green or black staining in shaded areas is worth addressing before it spreads across the whole roof plane.
Visible rust on metal roofing
For Colorbond and metal roofing, surface rust — small orange-brown spots, often starting at screw fixings or where two sheets overlap — is the clearest sign a protective coating is overdue. Left untreated, rust spreads under the surface coating and eventually compromises the sheet itself, turning a coating job into a sheet replacement.
Rust doesn't stay small. What looks like a few spots today is usually a bigger patch within a year or two.
Cracked, slipped or lifted tiles
A coating won't fix a structural tile problem, but a proper roof assessment before coating should catch cracked, slipped or lifted tiles so they can be repaired first. Left unaddressed, these are direct pathways for water ingress regardless of how good the coating on the surrounding tiles looks.
Heat coming through the ceiling
If upstairs rooms or rooms directly under the roof feel noticeably hotter than the rest of the house during summer, roof condition is worth checking. A degraded or dark, chalky roof surface absorbs and transfers more heat than a well-maintained one, and heat-reflective coatings are specifically designed to reduce that transfer.
Getting a proper assessment
None of these signs on their own necessarily means a full recoat is urgent, but together they're a good prompt to get a proper inspection rather than guessing from the ground. We check tiles, ridge capping, metal roofing and guttering as a complete assessment, and only recommend coating once any underlying repairs are accounted for.
